Who we are

A professional real estate investment company — not a call center.

Deedcrest Holdings LLC is a real estate investment company focused on identifying and acquiring residential investment opportunities through direct-to-seller transactions, off-market acquisitions, and strategic wholesale partnerships.

Our team evaluates each opportunity individually and works to structure transactions that are clear, efficient, and mutually beneficial. Whether acquiring properties directly, assigning contractual interests to qualified investors, or collaborating with investment partners, our goal is to create value through professionalism, transparency, and disciplined real estate investing.

Whichever structure applies to your property, we tell you before you sign anything.

Clear written terms

Price, timeline, and our role in the transaction are in writing before anyone signs.

Disclosed role

We tell you whether we are buying directly or may assign the contract to another investor.

Private process

No signage, no listing, no public marketing of your property or your situation.

Reputable closings

Transactions close through an established title or closing company.

How it works

Four steps, no pressure at any of them

You can stop at any point. Most owners talk to us to understand their options — not because they have already decided to sell.

Step 1

Tell Us About the Property

Complete a short, confidential form with basic property information. We start with the address — the rest takes about two minutes.

Step 2

Property Review

We review the location, condition, market information, and the owner’s goals. We may schedule a walkthrough, phone consultation, or virtual assessment.

Step 3

Review Your Options

If the property fits our criteria, we present a clear proposal or discuss another possible solution. There is no obligation to move forward.

Step 4

Choose Your Timeline

If we reach an agreement, the transaction moves through a reputable title or closing company according to the agreed-upon schedule.

Why owners work with us

Built for properties a retail listing does not serve well

Repairs, tenants, title questions, distance, and deadlines. If any of those apply, a conventional sale often costs more time and money than it returns.

Sell the property as-is

No repair lists, no contractor bids, no punch list before closing.

Avoid repairs and staging

We evaluate the property in its current condition — including deferred maintenance.

No public open houses

No lockbox, no weekend showings, no strangers walking through your home.

Flexible closing date

Pick a timeline that fits your move, your tenants, or your court schedule.

Straightforward communication

Written terms, plain language, and a direct answer when the answer is no.

Confidential, no-pressure process

Your information is used to evaluate the property — not to add you to a call list.

Solutions for complicated properties

Title questions, code issues, occupancy problems, and inherited property.

Professional title coordination

Closings run through an established title or closing company.

Every property is different. We do not promise that an offer will be made on every property, or that any transaction can close within a specific number of days.

Common questions

Straight answers about how we work

Including the questions most companies in this business avoid.

Is Deedcrest Holdings a real estate brokerage?

No. Deedcrest Holdings LLC is a real estate investment and acquisitions company. When we contact you about your property, we are acting as a principal buyer or investor — not as your agent or broker. We do not represent you in the transaction, we do not owe you the fiduciary duties a broker owes a client, and we do not charge you commissions. If you want representation, you should engage a licensed real estate agent, and we are glad to work alongside one.

Are you purchasing the property directly?

Sometimes. Depending on the property and the transaction, Deedcrest Holdings may purchase a property directly, assign its contractual interest to another qualified investor, or work alongside an investment partner. We tell you which structure applies before you sign anything.

Could the purchase agreement be assigned to another investor?

Yes. Deedcrest Holdings acquires an equitable interest in a property by contract and may assign that contract to another investor rather than closing on it ourselves. This is disclosed in our written agreements. Your agreed price and terms do not change because of an assignment, and the transaction still closes through the title or closing company named in the contract.

Do I need to make repairs?

No. We review properties in their current condition, including deferred maintenance, structural issues, and damage. You are not expected to fund repairs, obtain contractor bids, or complete work before closing.

Will I need to clean out the property?

No. Take the belongings that matter to you and leave the rest. Full contents, furniture, and debris are handled after closing.
