Nothing you submit is published, listed, or shared publicly. We do not require mortgage balances, payoff statements, or financial documents to begin a review.

Step 2

Property Review

We review the location, condition, market information, and the owner’s goals. We may schedule a walkthrough, phone consultation, or virtual assessment.

We aim to complete the initial property review within 24 hours. More complex situations — title questions, probate, occupied properties — may take longer, and we will tell you where things stand.

What we look at

  • Location and recent comparable sales
  • Condition and the scope of any work required
  • Occupancy status and access
  • Title condition and any recorded liens
Step 3

Review Your Options

If the property fits our criteria, we present a clear proposal or discuss another possible solution. There is no obligation to move forward.

If a direct sale is not the right answer, we will say so. In some cases the better outcome is a traditional listing, a different timeline, or simply doing nothing right now.

  • The structure of the transaction, in plain language
  • Whether we intend to purchase directly or may assign

Step 4

Choose Your Timeline

If we reach an agreement, the transaction moves through a reputable title or closing company according to the agreed-upon schedule.

You choose the closing date that works for your situation, whether that is a few weeks out or several months from now. Terms are put in writing before anyone signs.

What closing looks like

  • Signed written agreement with agreed price and date
  • File opened with a reputable title or closing company
  • Title search, and resolution of liens or taxes at closing
  • Funds disbursed on the agreed closing date

Transparency

How we are paid, and what our role is

This is the part most companies leave vague, so here it is plainly.

We are a buyer or investor, not your broker

Deedcrest Holdings LLC is a real estate investment company. We do not represent property owners as an agent, we do not owe the fiduciary duties a broker owes a client, and we do not charge you a commission. If you want representation, hire a licensed agent — we work alongside them regularly.

We purchase for investment and expect to earn a profit

The price we can offer reflects condition, the cost and risk of the work required, market conditions, holding and transaction costs, and a margin. That is the trade for as-is condition, certainty, and a timeline you choose.

We may assign the contract to another investor

In some transactions we acquire an equitable interest by contract and assign that contract to another qualified investor rather than closing on it ourselves. This is disclosed in our written agreements. Your agreed price and terms do not change because of an assignment.
