Is Deedcrest Holdings a real estate brokerage?

No. Deedcrest Holdings LLC is a real estate investment and acquisitions company. When we contact you about your property, we are acting as a principal buyer or investor — not as your agent or broker. We do not represent you in the transaction, we do not owe you the fiduciary duties a broker owes a client, and we do not charge you commissions. If you want representation, you should engage a licensed real estate agent, and we are glad to work alongside one.

Are you purchasing the property directly?

Sometimes. Depending on the property and the transaction, Deedcrest Holdings may purchase a property directly, assign its contractual interest to another qualified investor, or work alongside an investment partner. We tell you which structure applies before you sign anything.

Could the purchase agreement be assigned to another investor?

Yes. Deedcrest Holdings acquires an equitable interest in a property by contract and may assign that contract to another investor rather than closing on it ourselves. This is disclosed in our written agreements. Your agreed price and terms do not change because of an assignment, and the transaction still closes through the title or closing company named in the contract.

Do I need to make repairs?

No. We review properties in their current condition, including deferred maintenance, structural issues, and damage. You are not expected to fund repairs, obtain contractor bids, or complete work before closing.

Will I need to clean out the property?

No. Take the belongings that matter to you and leave the rest. Full contents, furniture, and debris are handled after closing.

How is the property evaluated?

We look at location, condition, recent comparable sales, the cost and scope of any work required, current market conditions, occupancy status, title condition, and your goals and timeline. Where it is useful, we schedule a walkthrough, a phone consultation, or a virtual assessment. We aim to complete the initial property review within 24 hours; more complex situations can take longer.

Am I obligated to accept a proposal?

No. Requesting a property review costs nothing and commits you to nothing. You are free to decline, take time to consider it, consult an attorney or agent, or stop the conversation at any point.

How quickly can a transaction close?

It depends on the property, the title condition, and your preferences. Straightforward transactions with clear title can move quickly; probate, occupied properties, and title complications take longer. We do not promise a specific closing window before we have reviewed the property — the closing date is agreed in writing and is generally driven by what works for you.

What types of properties do you consider?

Single-family homes, condominiums, townhomes, duplexes, and small multifamily properties. We are especially interested in properties needing repairs, vacant or inherited homes, tenant-occupied rentals, and situations where a traditional retail sale is not a good fit.

Can you work with inherited or tenant-occupied properties?

Yes. Both are common for us. We can coordinate with an estate’s attorney or the title company on inherited and probate properties, and we review tenant-occupied properties without requiring you to remove residents beforehand.

Are there commissions or other costs?

We do not charge you a commission or a fee for reviewing your property, because we are not acting as your broker. Standard seller-side closing costs, prorated property taxes, payoff of any existing mortgages, liens, or delinquent taxes, and similar items are handled at closing and are set out in the written agreement before you sign. If you engage your own agent or attorney, their fees are separate and are your responsibility.

What happens after I submit my information?

A member of our team reviews the property and contacts you by phone, text, or email using the contact details you provide. We may ask follow-up questions or arrange a walkthrough. If the property fits our criteria, we present a clear written proposal. If it does not, we tell you directly rather than leaving you waiting.
